Stewart Bennett
Global Head of Alternatives, BMO Global Asset Management
Stewart Bennett joined the business in May 2019 as Global Head of Alternatives. Stewart oversees BMO Global Asset Management’s newly formed Global Alternatives offering, incorporating its existing private equity, real estate and real estate securities businesses, which will provide investors with a broader range of innovative real asset investment solutions. Stewart is responsible for developing and executing BMO Global Asset Management’s alternative investments global growth strategy, building on the track record of delivering superior risk-adjusted returns by effectively leveraging synergies across the three businesses and significantly expanding its reach globally. Stewart joined BMO Global Asset Management with 25 years of experience in investment banking and private equity, including 10 years as a partner and Head of the Financial Institutions Group (FIG) at Ondra Partners, the London based independent investment banking firm. His previous experience includes Dresdner Kleinwort, where he was Managing Director and Head of FIG, Strategic Advisory, and the private equity firm Botts & Company.
Richard Kirby
Director, Property Funds
Richard Kirby is Director of Property Funds at BMO Real Estate Partners having joined in 1990. He became a member of the executive committee in August 2010. Richard is lead manager of the flagship F&C Commercial Property Trust, an investment trust domiciled in Guernsey with assets of approximately £1.2bn. He has been a fund manager since 1995 initially with responsibility for Friends Provident unitised funds and then for the retail assets across client portfolios. Responsibilities include advising on and implementing on portfolio strategy, sales, acquisitions, asset enhancement and management. Prior to joining BMO Real Estate Partners, Richard gained experience in professional practice and an investment agency. Richard is a chartered surveyor.
Angus Henderson
Head of Business Development
Angus is Head of Business Development within BMO Real Estate Partners and became a member of the executive committee in March 2017. Angus joined the company in July 2009 and leads the business development team responsible for targeting new business opportunities, working with new partners and the launch of new structures. He works across the platform focusing on the growth of the existing product range as well as new products and joint ventures and with a diverse investor base. Angus joined from AXA REIM, one of the largest real estate managers globally, where he worked as a Business Development Manager responsible for launching new products in Europe and Asia across the risk spectrum and all sectors. He worked across the group on a number of successful product launches. Angus holds an MBA from INSEAD and an MA in Economics from The University of Edinburgh.
Iris Schöberl
Managing Director, BMO Real Estate Partners Germany
Iris Schöberl is the Managing Director of BMO Real Estate Partners GmbH & Co. KG as well as a member of the firm's Executive Committee and its Investment Committee for Germany and Europe. In January of 2000, Ms Schöberl founded the predecessor company REIT Asset Management GmbH Germany; this was merged into the Real Estate division of F&C Asset Management plc in 2008, which in turn was acquired by the Bank of Montreal (BMO) in 2014. Ms Schöberl has over 30 years experience in the real estate sector. Prior to founding REIT Asset Management GmbH Germany, she held the position of Director at Hypovereinsbank's Real Estate Financing Division. Ms Schöberl currently holds a number of additional posts: Supervisory Board Member of the real estate developer ECE Projektmanagement G.m.b.H. & Co. KG (since 2012); Chair of the "Commerce" committee of the German Property Federation/ZIA (since 2013); founding member of the association Frauen in der Immobilienwirtschaft ("Women in Real Estate", www.immo-frauen.de), of which she presently serves as spokesperson of its Regional Board for Southern Germany (since May 2014).
Ian Kelley
Fund Director Europe and Head of France
Ian is Fund Director Europe & Head of France within BMO Real Estate Partners and became a member of the executive committee in March 2017. Ian is responsible for developing our business in France and across Europe, to complement the current platform. He supports BMO REP’s strategy in Europe, which includes developing new cross-border, pan-European “core / core+” funds for institutional clients as well as “Value-Add” club-deals for private wealth clients. Ian has over 18 years of experience in the European real estate market, of which over 10 years were with CBRE Global Investors where he co-launched several pan-European funds with a market value totalling over €2.5 billion. Ian is French-American and studied at the University of Massachusetts Amherst, followed by post-graduate studies at Columbia University and Harvard Business School.

BMO Real Estate Partners Germany, based in Munich, is one of the leading national real estate asset management companies with focus on retail, residential and office properties.

We currently manage a portfolio with more than 210 properties worth approximately € 3.4 billion, primarily in medium and large cities throughout Germany (as at 31/03/2020).

Steady annual growth marks our dynamic company history. Under the name of REIT Asset Management, we started off as an owner-managed investment boutique. Only a few years later this small family office evolved into a serious player in all international real estate markets.

On 4th September 2008 the merger between the UK-based F&C Investments and REIT Asset Management was officially announced – a milestone in our company’s history. Under the name F&C REIT Asset Management, one of the most powerful and experienced property managers in Europe was born, granting German institutional investors access to our platform and our products for the first time. Since 2010, we have also been able to successfully establish ourselves as manager for German Special Funds (“Spezialfonds”) with a focus on retail and residential properties in medium-sized cities. On 7th May 2014 the Bank of Montreal (BMO) announced the acquisition of F&C REIT Asset Management.

BMO Real Estate Partners Germany is one of the leading domestic real estate asset managers with a focus on retail, residential and office properties. Our services include investment services, fund and asset management, project management, research and financing.

Our success is based on our ability to buy properties in sustainable locations and to successfully manage those assets until they can be sold at the right time.

Not only do we aim to meet the expected yield, but we strive to exceed it. We have always achieved this target in the past. Our proven track record includes more than 740 properties which have been purchased and sold with a transaction volume of over € 6.1 billion within the last 18 years.

We focus on five core policies to ensure a long-term stable performance:

All our funds are listed as Special Alternative Investment Funds (“AIF”) in compliance with the German investment law (“KAGB”) and are under the supervision of the federal financial supervisory office (“BaFin”). In addition to the existing closed-end property funds, we have launched German Special funds and individual mandates with customized strategies starting in 2010.

 

German Special Fund “Spezialfonds”

To date, we have successfully launched 13 Real Estate Special AIFs , 3 closed AIFs (“InvKGs”) and 1 Asset Management-Mandate with a total investment target volume of more than € 4.5 billion.

 

Best Value Germany II (BVG II)

The fund has a target volume of € 500 million and a maximum of 50 % in borrowed capital. BVG II invests in prime properties in medium and large German cities, with a focus on high-street retail properties. The fund aims to generate a stable annual distribution yield of 5.0 % over the ten-year maturity. The managing company (“Kapitalverwaltungsgesellschaft”) HANSAINVEST Hanseatische Investment GmbH is responsible for the fund administration.

 

Best Value Germany III (BVG III)

The fund has a target volume of € 300 million and a maximum of 50 % in borrowed capital. BVG III invests in prime properties in medium and large German cities, with a focus on high-street retail properties. The fund aims to generate a stable annual distribution yield of 4.0 % over the ten-year maturity. HANSAINVEST Hanseatische Investment GmbH is responsible for the fund administration.

 

Best Value Wohnen I (BVW I)

The Fund has a target volume of about € 300 million and acquires residential assets. BVW I invests in both, existing properties as well as development projects. Key markets are the top five markets as well as good medium and small cities with a strong economic and demographic development. The fund aims to deliver a stable and sustainable income return of 3.75 % p.a. net on average over its 15-year term. Best Value Wohnen II (BVW II)

The Fund has a target volume of about € 363 million and acquires residential assets. BVW II invests in both, existing properties and development projects. Key markets are the top five markets as well as good medium and small cities with a strong economic and demographic development. The fund aims to deliver a stable and sustainable income return of 3.5 % p.a. net on average over its 15-year term. HANSAINVEST Hanseatische Investment GmbH is responsible for the fund administration.

 

Individual Mandates

We offer our investors individual mandates with customised strategies. Currently, we manage 3 individual mandates, mainly retail and residential, with a volume of approx. € 900 million.

 

Club Deals

In 2016 we launched the first Club Deal with the acquisition of the urban quarter and shopping centre Q 6 Q 7 in Mannheim. The urban quarter is situated directly in the heart of the city centre and includes retail and residential spaces, offices, medical practices, one hotel and numerous other dining facilities on over 60,000 square meters.

A building complex in Berlin, acquired in 2018, features three stand-alone commercial buildings constructed in 1998, 2000 and 2014. The building complex is located on the Leipziger Platz between Potsdamer Platz and Mall of Berlin and has been revamped over the past few years. Overall, the three properties have approx. 6,500 sqm retail and approx. 13,000 sqm office and medical practice space as well as 30 apartments.

Tafelhof Palais is being built in a central, inner-city location, next to Nuremberg’s main railway station, on a total lettable area of over 49,000 m² with a mix of hotel, office, retail and service uses. It was acquired by us in 2019 and is currently being built by the seller.

Iris Schöberl is the Managing Director of BMO Real Estate Partners GmbH & Co. KG and a member of the firm’s Executive Committee and its Investment Committee for Germany and Europe. Thomas Hübner (Head of Investment)

Thomas Hübner is Head of the Investment Team at BMO Real Estate Partners Germany and is a member of the German Investment Committee. Mr. Hübner oversees all transactions at BMO Real Estate Partners Germany.

After graduating from EBS Business School with a degree in Real Estate Economics, Mr. Hübner began working in the commercial real estate sector in 1990. He has held management positions at Philipp Holzmann Bauprojekt AG, at DG Immobilien Management and at Bülow AG. Over the course of his 25-year track record, Mr. Hübner has handled transactions with a total volume of roughly € 8.5 billion.

Vincent Frommel (Head of Fund Management & Debt Finance)

Vincent Frommel is Head of Fund Management & Debt Finance at BMO Real Estate Partners Germany and is a member of the German Investment Committee.

With a degree in architecture, Vincent has been active in the real estate sector for over 25 years now, a period in which he has accumulated extensive experience with real estate development projects (e.g. at Hochtief Projektentwicklung GmbH and at Bilfinger & Berger Projektenwicklung GmbH). Since 2003, the year he took charge of the real estate portfolio of Freiberger Immobilienmanagement as Managing Director, his core focus has been on asset management.

To date, Vincent has overseen property development and conversion projects with a total volume of over €1 billion.

Robert Gauggel (Director Institutional Clients)

Robert Gauggel has been with BMO Real Estate Partners Germany since 2007 and is Director for Institutional Clients since 2016. He has 20 years of professional experience in asset and fund management in the real estate industry – for more than 12 years with a focus on institutional clients for investments in German and European funds.

Mr. Gauggel is responsible for fund structuring and he is contact person for all institutional clients and Service KVGs. He is a Member of the Executive Board Germany and member of the Investment and Product Committee of BMO Real Estate Partners Germany.

Nicole Kronberger (Director HR | Organisation & Compliance)

Ms Kronberger has more than 15 years of professional experience in human resources and personnel management. Bis heute wurden 13 Immobilien Spezial-AIF, drei geschlossene AIF (InvKG´s) sowie ein Assetmanagement-Mandat mit einem Zielinvestitionsvolumen von insgesamt über 
4,5 Mrd. etabliert. Alle Fonds sind als Spezial-Alternative-Investmentfonds (AIF) im Sinne des KAGB ausgestaltet und stehen unter der Aufsicht der BaFin.

Best Value Germany II (BVG II)

Der Fonds hat ein Zielvolumen von 500 Mio. € und soll mit maximal 50 % Fremdkapital ausgestattet werden. Der BVG II investiert in die Top-Lagen deutscher Mittel- und Großstädte, wobei der Fokus auf innerstädtischen Einzelhandelsimmobilien liegt. Der Fonds strebt über die 10-jährige Laufzeit eine stabile jährliche Ausschüttungsrendite von 5 % an. Die Fondsadministration erfolgt durch die Kapitalverwaltungsgesellschaft HANSAINVEST Hanseatische Investment GmbH.

Best Value Germany III (BVG III)

Der Fonds hat ein Zielvolumen von 300 Mio. € und soll mit maximal 50 % Fremdkapital ausgestattet werden. Der BVG III investiert in die Top-Lagen deutscher Mittel- und Großstädte, wobei der Fokus auf innerstädtischen Einzelhandelsimmobilien liegt. Der Fonds strebt über die 10-jährige Laufzeit eine stabile jährliche Ausschüttungsrendite von 4 % an. Die Fondsadministration erfolgt durch die Kapitalverwaltungsgesellschaft HANSAINVEST Hanseatische Investment GmbH.

Best Value Wohnen I (BVW I)

Der Fonds hat ein Zielvolumen von rund 300 Mio. Euro und soll ausschließlich in hauptsächlich zu Wohnzwecken genutzte Immobilien investieren. Dabei ist vorgesehen sowohl in Bestandsobjekte als auch in Entwicklungsvorhaben zu investieren. Neben den klassischen A- Städten sind vor allem starke B- und C-Städte mit positiver demographischer und wirtschaftlicher Entwicklung im Investitionsfokus. Der Fonds strebt über die gesamte Haltedauer von 15 Jahren eine durchschnittliche Netto-Rendite von 3,75 % p.a. an. Die Fondsadministration erfolgt durch die Kapitalverwaltungsgesellschaft HANSAINVEST Hanseatische Investment GmbH.

Best Value Wohnen II(BVW II)

Der Fonds hat ein Zielvolumen von rund 363 Mio. Euro und soll ausschließlich in hauptsächlich zu Wohnzwecken genutzte Immobilien investieren. Dabei ist vorgesehen sowohl in Bestandsobjekte als auch in Entwicklungsvorhaben zu investieren. Neben den klassischen A- Städten sind vor allem starke B- und C-Städte mit positiver demographischer und wirtschaftlicher Entwicklung im Investitionsfokus. Der Fonds strebt über die gesamte Haltedauer von 15 Jahren eine durchschnittliche Netto-Rendite von 3,50 % p.a. an. Die Fondsadministration erfolgt durch die Kapitalverwaltungsgesellschaft HANSAINVEST Hanseatische Investment GmbH.

Club Deals

2016 konnten wir für unsere Investoren das Stadtquartier Q 6 Q 7 in der Mannheimer Innenstadt im Rahmen eines Clubdeals erwerben.Das direkt in der Mannheimer Innenstadt gelegene Stadtquartier Q 6 Q 7 kombiniert auf über 60.0000 Quadratmetern Einzelhandelsflächen, Wohnungen, Büros, Praxen, Hotelflächen und gastronomische Angebote.

Bei einem 2018 erworbenen Gebäudeensemble in Berlin handelt es sich um drei eigenständige Geschäftshäuser, die in den Jahren 1998, 2000 und 2014 fertiggestellt wurden. Sie liegen zentral am Leipziger Platz zwischen Potsdamer Platz und Mall of Berlin und wurden in den letzten Jahren umfangreich umgestaltet. Insgesamt bieten die drei Objekte rd. 6.500 m² Einzelhandelsfläche, rd. 13.000 m² Büro- und Praxisfläche sowie 30 Wohnungen.

In zentraler innenstädtischer Lage, unmittelbar am Nürnberger Hauptbahnhof, entsteht auf einer Gesamtmietfläche von über 49.000 m² das Tafelhof Palais mit einem Nutzungsmix aus Hotel, Büro, Handel und Dienstleistung welches von uns 2019 erworben wurde und aktuell vom Verkäufer errichtet wird.

Iris Schöberl, Geschäftsführerin der BMO Real Estate Partners GmbH & Co. KG, Mitglied des BMO Real Estate Partners Executive Committees sowie des Investmentkomitees der BMO Real Estate Partners Deutschland und Europa. Im Januar 2000 gründete Frau Schöberl die Vor-Gesellschaft REIT Asset Management GmbH Deutschland, welche im Jahr 2008 mit dem Immobilienbereich von F&C verschmolzen und 2014 von der Bank of Montreal (BMO) erworben wurde.

Frau Schöberl hat über 35 Jahre Erfahrung in der Immobilienwirtschaft. Vor der Gründung von REIT Asset Management (heute BMO Real Estate Partners) war sie bei der HypoVereinsbank im Bereich Immobilienfinanzierung als Direktorin tätig. Darüber hinaus ist Frau Schöberl seit 2012 ECE Beiratsmitglied, seit 2013 Vorsitzende des ZIA-Ausschusses „Handel“, seit Mai 2014 Sprecherin des Regionalvorstands Süd sowie Gründungsmitglied des Vereins „Frauen in der Immobilienwirtschaft“ (www.immo-frauen.de).

Thomas Hübner (Head of Investment)

Thomas Hübner, Leiter des Investment Teams und Mitglied des Investmentkomitees der BMO Real Estate Partners Deutschland. Herr Hübner trägt die Verantwortung für alle Transaktionen bei BMO Real Estate Partners Deutschland.

Der Immobilienökonom (ebs) ist seit 1990 im gewerblichen Immobilienbereich tätig und hatte u.a. in Führungspositionen bei Philipp Holzmann Bauprojekt AG, DG Immobilien Management und Bülow AG inne. In seiner über 25-jährigen Laufbahn begleitete er Transaktionen mit einem Volumen in Höhe von rund 8,5 Mrd. EUR.

Vincent Frommel (Head of Fund Management | Debt Finance)

Vincent Frommel ist Leiter des Fund Management | Finance und Mitglied des Investmentkomitees der BMO Real Estate Partners Deutschland.

Herr Frommel ist ausgebildeter Architekt und seit mehr als 25 Jahren in der Immobilienbranche tätig. Er verfügt über langjährige Erfahrung in der Immobilienprojektentwicklung (u.a. bei der Hochtief Projektentwicklung GmbH sowie Bilfinger & Berger Projektentwicklung GmbH). Seit dem Jahr 2003, in dem er als Geschäftsführer die Verwaltung des Immobilienvermögens der Freiberger Immobilienmanagement übernahm, liegt seine Kernkompetenz im Bereich Asset Management. Zum heutigen Zeitpunkt hat Herr Frommel über 1,0 Mrd. EUR Volumina an Projektentwicklungen / -umbauten durchgeführt.

Robert Gauggel (Director Institutional Clients)

Robert Gauggel ist seit 2007 bei BMO Real Estate Partners Deutschland und seit 2016 Direktor Institutionelle Kunden. Er verfügt über 20 Jahre Berufserfahrung im Asset- und Fondsmanagement von Immobilien – seit mehr als 12 Jahren mit Schwerpunkt auf institutionelle Kunden für Investitionen in deutsche und europäische Fonds.

Herr Gauggel ist verantwortlich für die Fondsstrukturierung und ist Ansprechpartner für alle institutionellen Kunden und Kapitalverwaltungsgesellschaften. Er ist Mitglied der Geschäftsleitung und Mitglied im Investment & Product Committee von BMO Real Estate Partners Deutschland.

BMO Real Estate Partners opened its French branch in May 2015 with the creation of a new office in Paris.

The Paris office is responsible for developing business in France and across Europe to complement the current platform in the UK and Germany.

Our Paris office currently has €800m AUM invested in capital cities across France, Spain, Portugal, Italy, Belgium, the Netherlands and the Czech Republic (as at 31/12/2018).

We specialise in niche investment strategies with exposure to the pan-European commercial real estate sectors and reflecting the most attractive opportunities within current market conditions.

Our aim is to deliver above average returns to all our clients whom are mainly local authority pension schemes, corporate pensions and insurance companies. Our focus is on enhancing the value of each and every property within our funds and portfolios – using experience based on an outstanding long-term track record combined with a commitment to innovation and complemented by highly skilled “hands on” implementation.

Our Paris office is composed of eight professionals who manage an ultra-prime portfolio with a value of over €800 million across the principal European cities, with a further acquisition pipeline of €200 million currently under exclusivity (as at January 2019).

Ian Kelley
Fund Director Europe & Head of France

Ian Kelley has over 20 years’ experience in the European real estate market, of which over 10 years were with CBRE Global Investors where he co-launched several pan-European funds with a market value totalling over €2.5 billion.

Before joining CBRE, Ian gained expertise in retail and office development at Unibail-Rodamco and Bouygues Immobilier. Before that, Ian worked at Polo Ralph Lauren where he was responsible for retail development across Europe.

Ian is French-American and studied at the University of Massachusetts Amherst, followed by post-graduate studies at Columbia University and Harvard Business School.
 

Adrien Brion
Director, Head of Operations Paris

Adrien Brion joined the Paris office in October 2015 as European Portfolio Manager to support the development of the pan European platform. In January 2019 Adrien was promoted to Director, Head of Operations Paris to support BMO REP’s continued growth across the Continent. Adrien’s role includes overseeing all operations across the multiple funds managed from the Paris office, as well as developing a new business line focused on the assembly of Club Deals.

Prior to joining BMO REP, Adrien was Portfolio Manager at CBRE Global Investors in Paris and London, Head of Assets for the PEC fund (Pan European Core fund), managing over €1 billion in seven countries.

Prior to that, Adrien was responsible for the Deka Immobilien office portfolio in France (14 prime assets with a market value of €1.5 billion).
